Green Belt Land—Myth and Reality
It
is an enduring myth that no development can take place within green
belt areas. There are—quite rightly—great obligations on planning
authorities about the nature of developments they approve. But in
recent years we have seen many releases of green belt land in Surrey,
some of great size. Why? Because the south-east has the most pressing
population needs, and everyone needs somewhere to live, learn and work.
Here are some examples of recent green belt land releases.
Tatsfield Primary School
Just two miles from our Godstone site, tomorrow’s children will be
learning in a new sympathetically-designed primary school planned for
newly-released green belt land. This is an extremely sensitive site in
an area classified as Great Landscape Value. To minimize the impact on
the environment, the design moulds the natural contours of the sloping
landscape. An environmentally-conscious design and renewable energy
sources are essential elements in this imaginative development.

Award Winning McLaren Technology Centre
(Woking, Surrey)
This breathtaking development was designed by Foster & Partners on
a huge 62 hectare site within the green belt in Surrey. To win
approval, the development of the TAG McLaren Group headquarters had to
incorporate a visionary respect for the landscape and environment. Five
connected ecology lakes and 100,000 new hazel, birch, pine and maple
trees surround the low, flat, circular, 57,000m2 centre, with a further
33 hectares devoted to wild flower meadows.

Sustainability, Design Quality and Community Engagement—New Homes at Milford Hospital, Guilford
In August 2007 English Partnerships (the national regeneration agency)
approved a Crest Nicholson proposal to develop 13 hectares within the
green belt formerly belonging to Milford Hospital. Around 210 houses
will occupy six hectares, many of them designated for shared ownership,
first-time buyers and key workers in the local area. Based on a village
green design, the development will be surrounded by seven hectares of
open space for residents and the wider community to enjoy.
